New Landscaping Company

The Board of Directors reviewed several landscaping bids this fall and have chosen a new company to service Beresford Commons.  The Greenery will continue through March and US Lawns will begin in April.  The Board looks forward to a smooth transition.  However, it will take some time for US Lawns to become familiar with the property.  If you see any maintenance deficiencies that need to be addressed contact jwebb@cmgcharleston.com

Oil Stains Clean Up

Your Board of Directors is charged with the task of enforcing the CCRs which all owners agreed to abide by when they purchased in Beresford Commons.  The CCRs were established to protect, preserve and enhance the values of the property within the community. 

 

With that being said, the Board feels very strongly about homeowner’s being responsible for oil stains and/or ongoing oil leaks.  The oil has an immediate negative effect on the asphalt breaking it down, causing the asphalt to become soft.  Over time, this will result in the asphalt breaking apart and it eventually becomes a pothole.  If these oil stains are not cleaned and oil leaks are not repaired, the parking lot is literally going to fall apart in these areas.  

 

It is the Board’s belief that these oil leaks/stains are not only environmentally harmful and unsightly, but they will cause serious damage that will be very expensive to repair.  The Board has to consider the community as a whole and wouldn’t be doing the “whole” justice if they overlooked something that will eventually effect everyone. 

 

Please make every effort to clean oil spots in your assigned parking space and ensure that your vehicles do not have any active leaks. 

 

Today.com suggests a product called Pour-N-Restore.  The website goes on to explain that the product gets poured on the stain and then allowed to dry overnight. The drying process allows the cleaner to pull the stain from the surface and then you sweep it away. A wet spot will remain but after that dries, the color will return and the stain will be eliminated. All of these products are available at your local hardware store and these cleaners and your elbow grease can make your home sparkle.

Community Yard Sale

Dear Owners:

Beresford Commons is planning a community wide yard sale on Saturday, March 10th to coincide with the Annual Daniel Island yard sale.  The Beresford Commons yard sale will be advertised in the Post and Courier beginning Thursday, March 8th through Saturday the 10th.  If you plan to participate, please keep the following things in mind.

1.       There will be one sign posted on Clements Ferry and one at the entrance of Beresford Commons. 

2.      Individual signs may be displayed, but cannot be posted sooner than Friday evening after 6pm and must be removed no later than Saturday by 2pm. 

3.      Each unit that participates will be responsible for cleaning up their areas after the event.

4.      Any bulk items to be discarded must be scheduled in advance through Waste Industries.  They should be stored until the evening before the scheduled pickup date.  Waste Industries can be reached at 875-4900. 

5.      PLEASE DO NOT LEAVE ANY ITEMS CURBSIDE, IN THE LAWN OR ON THE PORCHES.  All items must be returned to your home or removed from the property no later than 3pm on the day of the yard sale.

 

 

If you lease your unit, please share this with your tenants so they have an opportunity to participate

Public Information Meeting

 

Meeting:

Tuesday, January 31, 2012, from 5:00 to 7:00 p.m., in the Daniel Island School multi-purpose room, located at 2365 Daniel Island Drive, Charleston, SC 29492 on Daniel Island. The meeting will have a drop-in format, with displays for viewing. A formal presentation will not be given during this time. Parking will be available in the northern lot beside the school on Barfield Street which is adjacent to the Berkeley County Library.

 

In the future, if an official Public Hearing is held, a formal presentation will be given during the meeting and citizens will have the opportunity to make formal, verbal comments immediately following.

 

Purpose:

To provide information and solicit feedback from area residents concerning the proposed widening of Clements Ferry Road, beginning at I-526 and ending at S-8-119 (Jack Primus Road). Another purpose of the meeting will be to gather information from the public or any interested organization, on historic or cultural resources in the area. Engineering, Right-of-way and Environmental personnel from the South Carolina Department of Transportation (SCDOT) and Berkeley County will be available to answer questions.

 

This major road improvement project is being funded through the Berkeley County One Percent Sales and Use Tax funds.

Potential Gas Leaks

Potential gas leaks are a major safety concern for all residents and owners.  Recently, a resident had an issue with a corroded pipe on the exterior of their home.  SCE&G immediately turned off the gas to the unit and would not re-establish connection until the pipe was repaired.  The cost was around $150-$200 and can be repaired from the outside of your home.

 

As a result of this discovery, the homeowner alerted us and the Board is now researching the possibility of having all homes inspected in the next couple of weeks.  This would be done to ensure our collective safety and to avoid more costly repairs. If/when this is scheduled, you will be notified in advance, as all homes with questionable pipes that could result in a gas leak will be turned off by SCE&G.  Owners would be required to make any necessary repairs prior to having their gas reconnected.  It is highly recommended that all owners have a plumber check the gas lines to avoid any service interruptions. Otherwise, you will be subject to whatever SCE&G may find, which may or may not result in a service interruption until repairs can be scheduled. 

 

As indicated below, the Lot Owner is responsible for all maintenance and repair of the lot and any structures on the lot that are not specifically mentioned in Article VI, Section One.

 

ARTICLE II

Definitions.

Section Four. "Lot" shall mean and refer to any plot of land shown upon the attached site plan or approved final plat, as reasonably amended by Declarant from time to time, with the exception of the Common Area, and shall include all improvements (including residential units) thereon.

 

ARTICLE VI

EXTERIOR MAINTENANCE AND PARTY WALLS

Section One. In addition to maintenance of the Common Area, the Association shall provide exterior maintenance upon each Lot as follows: paint and/or stain the exterior of the residential unit on the Lot; repair, replace and care for roofs, gutters, downspouts, exterior building surfaces, trees, shrubs (excluding those planted by an Owner), grass, walks, mailboxes, fences installed by Declarant or the Association, exterior post lights (excluding electricity therefore), and other exterior improvements. Such exterior maintenance shall not include glass surfaces. Further, the Owner of any Lot may, at his or her election, plant flowers in the front and rear beds established by Declarant in developing the Lot, provided that such maintenance by the Owner does not hinder the Association in performing its maintenance of the exterior of the residential unit and the remaining yard spaces. No maintenance by an Owner shall reduce the assessment payable by him or her to the Association. The Owner shall not plant any vegetation in the front yard except with the prior written approval of the Association.

 

(As a matter of information to future Members of the Association, the Declarant desires to make it known that due to differing amounts of exposure to the elements and other factors, some Lots may require more maintenance than others and that it is in the best interest of the entire Association that all units be properly maintained and that the Association shall be required to provide such maintenance provided for herein and make a uniform charge without regard to the actual cost of maintenance of each Lot.)

 

In the event that the need for maintenance or repair is caused through the willful or negligent act of the Owner, his or her family, or guests, or invitees, the cost of such maintenance or repairs shall be added to and become a part of the assessment to which such Lot is subject, which is not subject to any maximum. The Association is hereby granted an easement right of access to go upon any Lot for performance of repairs or maintenance, the responsibility of which is the Association's hereunder. Subject to the provisions of this Declaration as expressly set forth in the obligations of the Association, all maintenance, repair or replacement of the Lot and all structures, and other improvements located within the Lot shall be the sole responsibility of the Owner thereof who shall perform such maintenance in a manner consistent with the community and the applicable provisions of this Declaration.

Payment Options

You can pay your assessment in several ways: 

1) Send your payments to the Columbia lockbox at Post Office Box 912, Columbia, SC 29202

2) Go online to www.cmgcharleston.com and select “online payments”, you will need your account number which is noted on your coupon for this option if you have not already setup your account

3) Download the form from our website and set up ACH for automatic draft of your assessments. 

 

Please note that any payments received at the office on Folly Road will be mailed to the lock box for processing.  Any payments received that are made payable to CMG and not the Association will be returned to the homeowner. Both of these circumstances may delay posting of your payment resulting in unnecessary late fees.
